For a flat fee of $500 our MLS listing service includes the following:

Concierge Services for Discriminating Sellers Discounted to 1½%
A La Carte offers the option of paying only for the real estate services you want or need. Below are some services we perform as certified Seller Representative Specialists. We charge 1½% (about half the commission as other seller representatives). If you list on the Multiple Listing Service (MLS), you must pay a Buyer Broker commission in addition - usually 2-3% of the sale. We also offer individualized flat fee services tailored to your particular needs. Some of our seller services are listed below.

  1. Perform a Comparable Market Analysis, including "curb appeal."
  2. Measure overall and heated square footage.
  3. Review current title information.
  4. Prepare showing instructions for buyers' agents.
  5. Agree on showing time window with Seller.
  6. Verify Home Owner Association fees and bylaws with manager.
  7. Calculate average utility usage from last 12 months of bills.
  8. Ascertain need for lead-based paint disclosure.
  9. Prepare detailed list of property amenities and assess market impact.
  10. Obtain Seller Disclosure form including "Conveyances with Sale."
  11. Make copies of all leases and verify all rents and deposits.
  12. Arrange for yard sign installation.
  13. Create print and Internet ads with Seller's input.
  14. Coordinate showings with owners, tenants, and other Realtors®.
  15. Return all calls - weekends included.
  16. Install electronic lock box if authorized by owner.
  17. Review comparable MLS listings regularly to ensure property remains competitive in price, terms, conditions and availability.
  18. Discuss feedback from showing agents with Seller to determine if changes will accelerate the sale.
  19. Receive, review, and present all Offer to Purchase contracts submitted by Buyers or Buyers' Agents.
  20. Contact Buyers' Agents to review Buyer's qualifications and discuss offer.
  21. Deliver accepted offers to Buyers.
  22. Obtain pre-qualification letter on Buyer from loan officer.
  23. Negotiate all offers on Seller's behalf, setting time limit for loan approval and closing date.
  24. Prepare and convey any counter offers, acceptance or amendments to Buyer's Agent.
  25. Deliver accepted copies of Purchase and Sale Agreement.
  26. Record and promptly deposit Buyer's earnest money into escrow account.
  27. Change MLS status to "Sale Pending."
  28. Order septic system inspection, if applicable.
  29. Relay final approval of Buyer's loan application to Seller.
  30. Coordinate Buyer's professional home inspection with Seller.
  31. Work with Buyer's Agent in scheduling and conducting Buyer's final walk-through prior to closing.
  32. Request copy of closing documents from closing agent.
  33. Provide earnest money deposit from escrow account to closing agent.
